A browsing budget is not a borrowing assessment. Start with income, debt, credit and down payment documentation, then understand the limits of a pre-approval.

Treating your maximum approval as your ideal budget

A lender’s calculation is not your household spending plan. Keep room for maintenance, changing costs, savings and the life you want outside homeownership.

Forgetting the costs due at closing

Your deposit and down payment are only part of the picture. Ask your lawyer for land transfer taxes, fees and adjustments, and plan for inspections and moving.

Waiving conditions without understanding the risk

An unconditional offer can expose you to financing, property-condition or document-review risks. Discuss suitable conditions and the consequences before deciding.

Changing your finances before the keys arrive

A new car loan, large credit purchase or employment change can affect financing. Tell your mortgage professional about changes before assuming approval still stands.

Assuming “first-time buyer” means the same thing everywhere

The FHSA, Home Buyers’ Plan and land transfer rebates have different tests. Verify each separately rather than counting on incentives you may not qualify for.
